• Prep and paint full interiors of vacant units, including walls, ceilings, trim, doors, and cabinets as needed.
• Patch and repair drywall, including holes, nail pops, cracks, and texture matching.
• Caulk tubs, sinks, countertops, baseboards, and windows.
• Cut in clean lines; spray and roll as appropriate for the surface.
• Touch up common areas, stairwells, breezeways, and the leasing office.
• Keep paint inventory organized, labeled, and matched to property color standards.
• Complete turns to company standards within the scheduled make-ready timeline.
• Walk vacant units with the Maintenance Supervisor to scope work and flag damages for charge-backs.
• Replace blinds, light bulbs, outlet and switch covers, smoke detector batteries, filters, and hardware.
• Perform minor repairs on doors, cabinets, drawers, towel bars, and fixtures.
• Coordinate with cleaning, flooring, and resurfacing vendors so turn steps happen in the right order.
• Complete a final quality check so every unit is 100% rent-ready before hand-off to leasing.
Maintenance Support and On-Call
• Complete service requests and preventive maintenance as assigned.
• Take part in the after-hours emergency on-call rotation and respond within required timeframes.
• Document completed work and materials used in the work order system.
• Keep the shop, tools, and vacant units clean, secure, and organized.
• Follow all safety procedures, including ladder safety, ventilation, and proper handling and disposal of paint and chemicals.
• Treat all residents fairly and consistently in line with Fair Housing guidelines, and refer any accommodation or modification requests to the Maintenance Supervisor or Property Manager.
• Treat residents and coworkers with courtesy and professionalism.
